Does the golf course land need to be rezoned?

No, the land is zoned residential, and whoever purchases the property is legally allowed to build up to 900 homes on the site.

Does Mattamy plan on building 900 homes?

No, the revised plan calls for 450 single-family and townhomes. Final construction plans likely will have even fewer. In addition, 60% of the golf course land will be preserved as open space.

Why can't another golf course operator purchase this property and return it to its former glory?

Since 2006, there has been a net decline each year in the number of golf courses. According to the National Golf Foundation (NGF), the number of golf courses has declined by 5.9% in the last two decades. Specifically, 14% of privately-owned facilities have closed.

The current owner has entertained selling the property to golf operators on multiple occasions, however there would be substantial cost to renovate and market the golf course and the results are not worth the risk. Given the decline in golf play and the availability to play on other nearby courses, reopening as a golf course is financially unfeasible.

How many rounds are played a week by residents?

On average, there are between seven and nine rounds of golf played per week by Lucerne Lakes residents.

What is the plan for the neighborhood?

Mattamy intends to create a high-quality, desirable neighborhood.

Will my home lose value because of this development?

While we cannot precisely predict what a market can do, it is unlikely new construction will diminish your home value. Appraisers commonly evaluate home values using the home price and square feet (dollar per square foot - $/SF).

When existing homes are brought to market, appraisers will look at nearby sales to compare. With our new homes selling at $170+ per square foot, your existing similarly sized home will likely see an increase in value as well.
