Since late 2018, the redevelopment plan has had dozens of variations to incorporate suggestions from our neighbors.
Even though the land use allows for up to 900 units, Mattamy started the site plan with approximately 600 units. In the site plans below, we have incorporated feedback from the neighbors and have reduced density to approximately 450, amongst other things.
Mattamy highly values integrity and transparency, which is why to-date, we’ve held over 50 community outreach meetings to hear your concerns, suggestions, and requests.
Know the Facts.
1. The golf course is Failing:
The golf course is financially insolvent and will eventually be sold. We have an opportunity today to ensure the project on the course has your input and participation.
2. Permitted by Law:
What we are proposing for the Forest Oaks Golf Course is already allowed within the current zoning regulations.
3. Many Local Residents Support the Plan:
We have received over 100 letters from your neighbors and several associations supporting our plan because of our willingness to work side-by-side to create the right project for the neighborhood.
4. We Have a Good Neighbor Policy
We highly value your community’s input into our project since this is where you call home. It’s important to you, so it’s important to us.
Even though the Lucerne Lakes Master Association does not require a vote to approve the plan (since our proposal falls within the current Zoning Regulations), we are currently working with several of the sub-associations within Lucerne Lakes to create a plan that the entire community can enjoy. 5. Property Values Will Likely Increase
With our new homes selling at $170+ per square foot, your existing similarly sized home will likely see an increase in value as well.
